Einführung: Das Gewerbegebiet "Goldbühl"
wurde
gemäss Bebauungsplan der Gemeinde Gottmadingen nach der Art der
baulichen
Nutzung in verschiedene Zonen gegliedert: WA (Wohngebiet), MI
(Mischgebiet),
Gewerbegebiet (GE). Das Gewerbegebiet ist weiter in die Kategorien GE
e1,
GE e2 und GE e3 gegliedert. Das zu vermietende Grundstück
(Flurstück
Nr. 5888 auf untenstehendem Plan, mit der kreisförmig umrandeten
Zahl
17) liegt in den Zonen GE e1 (ca. 1/3 der überbaubaren
Fläche)
und GE e2 (ca 2/3 der überbaubaren Fläche; der
Zeppelinstrasse
zugewandt). Die Aufteilung geht aus folgendem Plan hervor.

werden die Nutzungsmöglichkeiten beschrieben:
Im Bereich GE e1 sind ausserdem zulässig: Büro- und Verwaltungsgebäude, Wohnungen oder Wohngebäude für Aufsichts- und Bereitschaftspersonen sowie für Betriebsinhaber und Betriebsleiter. Dabei sind pro Grundstück max. 2 Wohneinheiten zulässig.
Im Bereich GE e2 sind ausserdem zulässig: Sonstige Gewerbebetriebe, deren flächenbezogener Schalleistungspegel pro Quadratmeter Grundstücksfläche 50 dB (A) am Tage und 35 dB (A) in der Nacht nicht überschreitet und die das Wohnen nicht wesentlich stören. Zulässig sind ausserdem Tankstellen.

materials,
tools and machinery, cars, motorbikes, bicycles. Moreover, sales
outlets
are admissible as additional or complementary facilities which serve or
support the primary purpose of use of the lot. Office and
administration
buildings are also admissible, as are housing facilities or appartments
for supervisors, standby personnel, business owner and manager. On more
than half of the lot, industrial undertakings are admissible as long as
their area-related noise emissions per square meter of surface do not
exceed
50 dB (A) during the day and 35 dB (A) during the night. The
